If you are interested in moving to Broomfield and are looking for a home that has around 3 bedrooms and 3 bathrooms, costs (mostly) in the mid-$200′s, and is less than a dozen years old you should absolutely consider Willow Run.

In 2005 the average home in Willow Run sold for $247,307 or $146 per square foot.

In 2006 the average home in Willow Run sold for $245,168 or $145 per square foot.

In 2007 the average home in Willow Run sold for $246,944 or $153 per square foot.

Home values in Willow Run are increasing at a fairly comfortable rate, which is obviously good for the residents, but they aren’t increasing wildly which means they are still within reach of the average buyer. Willow Run has also seen very few foreclosures in the last few years.

I think part of what makes Willow Run in Broomfield particularly attractive is the amount of home buyers get for the price. Because the homes are relatively new also, most of the bathrooms are up to date with large soaking tubs, jack and jill sinks, and a spacious spa-like quality to many. Many of the kitchens are also sizeable and include an island and/or breakfast bar.

Another aspect Willow Run residents tend to enjoy is the lack of an HOA. This is quite rare for a neighborhood of this age in Broomfield! This allows many Willow Run residents to store a camper or boat or jet ski in their backyard if there is room. Fortunately, Broomfield City Code must still be followed so trailers, campers, boats and the like may NOT be parked on the street.

Keep in mind that because homes in Willow Run are all priced under the FHA cap for Broomfield County of $308,000, you may be able to qualify for an FHA mortgage with shaky credit and only 3% down!
