Protect Yourself with a Buyer’s Agent: Good Reason #2

This is the second in a series of reasons people give me for choosing a Buyer’s Agent to help them buy a home.

It saves YOU time!!

While the Inernet has ushered in an entirely new era of how home buying is done and 80% of home buyer’s start their search on the Internet, using a Buyer’s Agent is still a GREAT way to save you a tremendous amount of time.

You can contact your buyer’s agent and give her the address. She can track down all the details such as price, square footage, condition, whether or not the house is currently empty, how long it has been on the market, etc.

She can also arrange all the necessary details involved with viewing the house.

feet.JPGIf you decide you like it enough to make an offer, she can track down the sale details for that neighborhood and help you formulate the best price and deal for YOU. (Remember that as your Buyer’s Agent she is working for YOU.)

Then she can submit that offer for you and field any phone calls, emails, faxes, etc. involved with the transaction.

She can aid you in the negotiation process if necessary as well.

EXAMPLE: You don’t have a specific house in mind but you do like a particular neighborhood

For instance, there was a huge empty field on one side of the subdivision I live in, when I first moved here. My Buyer’s Agent (I wasn’t a Realtor at the time) did the research for me and found out that a new subdivision would be built there AND that they would be incorporating a large greenbelt between the two neighborhoods.

Sure, I could have tracked that down on my own but why bother? The sellers pay the commission anyway so not only did it save me time, I didn’t have to pay anything additional for using a Buyer’s Agent (more on that in a future post).

Your time is valuable and you have better things to do than spend it tracking down home buying details all on your own. Let a Buyer’s Agent give you back your time and peace of mind!
