Protect Yourself with a Buyer’s Agent: Good Reason #3
This is the third in a series of reasons people give me for choosing a Buyer’s Agent to help them buy a home. You can read Good Reason #1 here and Good Reason #2 here.
It doesn’t cost you anything extra.
I know, I know, there is no such thing as a free lunch. That’s why I didn’t say it doesn’t cost you “anything.”
BUT in the end, the seller pays the commission to both the agent who is selling their home and the agent who helps someone buy their home.
I’ve had more than one person tell me they’ve decided to buy a home without an agent, and then offer the sellers “x%” less than the asking price, to account for not having a buyer’s agent to pay the commission to.
Here’s why that logic is faulty:
When I list someone’s home for sale they sign a contract with me and in that contract it states the entire commission I’m charging to list their home.
Let’s say, for example, it is 4%. In the contract we lay out the terms: 2.8% (for example) to any buyer’s agent and 1.2% to me as their listing agent. This is to be paid when the home sells.
So no matter how much you the buyer offer the seller for their home, the specific commission percentage has already been spelled out in the contract.
If you make an offer on a home, without a buyer’s agent, the commission paid is still whatever was spelled out in the listing contract to begin with.
The full 4% (or whatever) is paid to either a separate buyer’s agent OR to the listing agent who helped not only the seller, but the buyers who came in without an agent.
The seller pays the full commission regardless of whether or not you bring in a separate agent.
And here’s the clincher: By using a professional, licensed Buyer’s Agent to help you buy the home, you may end up paying far less than the asking price!
That’s because the Buyer’s Agent will study the neighborhood for you and do the proper research regarding home values in that area, handle the negotiations, etc.
And again, as I pointed out yesterday, you possibly save not only money but TIME because the Buyer’s Agent does ALL
that for you.
Let me tell you, as a Buyer’s Agent I realize that if I get you a really great deal on a home, one where you save money and get some great terms, upgrades, deals, etc. thrown in, I know that you’re going to be very happy with me and you’ll recommend me to your friends.
So I have every incentive to get you the best deal possible!
Plus I just think it’s really cool when I can get someone else a great deal because it means I’m doing my job very well and that makes me HAPPY too.
