The devil is in the details - don’t overlook them when selling your Broomfield house

petunias.jpgAh, spring is on the verge of, well, springing, and I’m starting to get calls, “Can you come look at my house and let me know what I need to do before I list it?

Which is great, by the way, I’m happy (and prefer!) to come and take a look at your house before you put it on the market.

Sometimes it just takes a fresh set of eyes to pick up on the small stuff you may have missed, because after all you live there and often become blind to certain little details.

Here is a handy list to get you started:

mailbox.jpgMailbox. Do you have a 40 year old, dented, rusted mailbox posted right next to the front door? Sure it works just fine. It holds the mail, right? Get a new one! Curb appeal is a big deal folks. You went to all that work cleaning, painting, updating and so on. Why leave off a little detail like the mailbox?

It’s like wearing dirty tennies with your prom gown.

shutter.jpgOutdoor trim and shutters. Paint them or take them off completely if it’s an older home, and they’re just hanging there for show. I met with a couple yesterday who have been working their butts off on getting the house ready to list, and the mauve colored shutters on the outside of the older home stuck out like a sore thumb. Turns out they were attached with screws and rusted nails. We pulled one off and the only thing underneath was spider webs.

It was a small detail that really detracted from the home.

stove.jpgOven. Clean the oven. SCRUB the oven. Make that oven sparkle. Every inch of it. While you’re at it replace the burner pans.

No, you’re not allowed to cover them with tin foil and call it a day. That’s cheating. Replace them.

stairs.jpgStairs. Paint or recarpet the stairs. Paint the hand railing and make sure it’s on solid.

Someone may actually need to use it.

curtains.jpgCurtains. Wash the curtains and make sure they’re hanging up straight. If they’re godawful ugly replace them. You dont have to spend a lot of money, at the very least get some colorful, but simple, cotton curtains from Target or WalMart. A resource that I have found for curtains is Big Lots.

They have a lot of discards from Linens & Things.
