Home Selling Tip #10
Today’s home selling tip is:
Consider purchasing a home warranty

A home warranty, depending on the plan, generally protects you (to varying degrees) if something in your home like the furnace, A/C, dishwasher, stove, etc. breaks after you buy the home. Different plans have different levels of protection so if you decide to purchase one, make sure you understand exactly what it will do under which circumstances.
The reviews on purchasing a home warranty to sell your home faster are often mixed. Some folks claim that offering a warranty will cause buyers to say, “What’s wrong with the house?” And yet other buyers will feel that your home may be less of a gamble when it comes with a warranty.
Ultimately you’ll have to decide for yourself which argument wins out.
My personal opinion however, is that for a home buyer a professional inspection is an absolute must, and that will reveal serious problems (if any) in the home, so you need not worry too much that a home warranty is a sign that “something is wrong.”
I like to view them as an added incentive that may tip the scales in your favor when selling your home.
