I noted in a previous post that I would spend the remainder of January pouring over the real estate sales statistics for Broomfield, CO. The following is what I was able to find for Willow Run in Broomfield for 2008.
23 homes sold – 4 of them in foreclosure. The lowest sold price was $172,500 and the highest was $285,000. If you’ve been following the data from Willow Run for very long you’ll note that both figures are records of sorts. As far as I know, the $285,000 is the highest sale price ever for Willow Run, while the $172,500 was the lowest Willow Run has seen in quite a while. I will also point out that the $172,500 figure was a foreclosure that was on the market for less than 2 months. Another foreclosure was on the market for 24 days and yet another for 13 days which would indicate that buyers often know a good deal when they see one and Willow Run is still a popular neighborhood in Broomfield.
The median price for the year was $243,000 and the average price per square foot was $151.
Average total Days On Market was 55 which, if you’ve ever sold a home, especially in this market, you know is a great number to have.
