Visit the Colorado Housing and Finance Authority (CHFA) website to check out their loan programs and what they do to assist first time home buyers.

If you have the income to afford a mortgage, but don’t have a lot of cash on hand for a down payment or closing costs, you may be able to take advantage of their CHFA Jump Start Tax Credit Program which is a 0% interest loan that you pay back when you get your tax credit refund. You can download their brochure by clicking here.

You can also check out their CHFA HomeOpener, HomeOpener Plus, and Second Mortgage Loan. There is no purchase price limit or first time home buyer requirement but there are income limits. You’ll also need to contribute $1,000 from your own funds towards the purchase of the home.

In order to take part in the program though you must take their Homebuyer Education class which can be taken online or in the classroom.
