
Home sales in October for Broomfield appear to be right about the middle of the pack compared to the rest of the year and yet fared considerably better than this same time last year with regards to number of homes sold and number of homes currently under contract.
For the month of October (2009) 69 single family homes sold, while 16 condos sold. Compare this to October 2008 where 57 single family homes sold and 17 condos.
As of October 2009, there were 83 single family homes under contract and 13 condos. This same time last year, there were 62 homes under contract and 13 condos.
The “under contract” numbers can be important because it can be an indication of where the market is headed. A quick peak at Metrolist today indicates there are currently 88 homes under contract: the lowest is priced at $149,900 and there are 18 properties priced at less than $200,000, 31 properties are in the $200,000 range, 11 properties are in the $300,000 range, 13 properties are in the $400,000 range, 7 are in the $500,000 range, 4 properties are in the $600,000 range, 1 is in the $800,000 range and 3 are in the $1 million+ range.
