Don’t be afraid to negotiate! It never ceases to amaze me why people seem so reluctant to engage in a little back and forth dickering. This is actually where a real estate agent can come in handy when you are looking to buy a house – your agent can easily investigate (and save you a LOT of time and grief) how long the house has been on the market, if it has been listed prior to this posting but then withdrawn, when it was most recently purchased, what kind of loan the buyers used to buy it and whether or not there is a possibility they are upside down (owe more than it’s worth) on the mortgage, etc. These things can all factor in to the negotiation process. You can always negotiate up obviously but you can’t go down once you’ve presented the official offer, so think long and hard before you start the bidding process and don’t be afraid to do it.
