In 2009, 30 homes total were sold in the Willow Run neighborhood in Broomfield, CO. This is up from 25 in 2008 and 29 in 2007.
The lowest priced home sold for $195,000 which was a short sale property and on the market for 358 days. The highest priced home sold for $274,100 and was on the market for 18 days.
The average per square foot price in 2009 was $147 and in 2008 was $151 and 2007 was $155. While values in Willow Run have decreased somewhat, the neighborhood is still a very good buy overall and I fully expect the numbers to increase at least somewhat this spring and summer when the weather warms up and buyers are in full house hunting mode. The Willow Run neighborhood in Broomfield, CO has no HOA or covenants, which gives home owners a little more freedom as to what they can do with their homes, plus saves on HOA fees, but keep in mind residents must still abide by Broomfield City Code.
In 2009 the average house was on the market for 64 days and the median number was 23. There were 4 short sales and 2 foreclosures and the short sale homes tended to be on the market the longest. In general, a Willow Run home that looks good, has been maintained, involves a traditional sale and is priced at market value, should sell in less than a month.
In 2008 the average house was on the market for 54 days and the median number was 43. There were 3 foreclosures and no short sales visibly listed, although short sale disclosure requirements were not as stringent then. Now, if you the sale may only possibly be a short sale it must be disclosed on the MLS.
In 2007 the average house was on the market for 66 days and the median number was 44. There appears to be 1 foreclosure sold that year.
