The Courtyard area of Red Leaf is a section that provides a slightly more affordable housing than some of the other areas of Red Leaf; as a result the homes tend to be a little smaller, and they are grouped together more closely than other homes in Red Leaf. They are also legally classified as condominiums however, as I understand it they are considered “site condominiums” which means they can still qualify for FHA financing. Some of them have a private driveway while others share one. The HOA fees on these homes is approximately $165 and includes water, trash removal, lawn care, snow shoveling (including sidewalk and driveway), insurance, and maintenance of common areas.
There were only 2 homes that sold in the Courtyard area in 2009.

I am pleased to point out that Skinner Properties & Investments listed the property on Niwot Trail. It was on the market for 40 days.
In 2008, 5 homes sold in the Courtyard area, at an average of $150 per square foot, an average of 91 days on the market, and a median number of 56 days on the market. There were 2 foreclosures sold.
In 2007, 5 homes sold in the Courtyard area, at an average of $147 per square foot, an average of 104 days on the market, and a median number of 31 days on the market. There was 1 foreclosure sold.
