Red Leaf Real Estate Market Report 2009 Broomfield CO

My sweet valentine.......
Presenting your Red Leaf Real Estate Market Report for 2009 brought to you by Skinner Properties & Investments. I hope you find this information useful!

In 2009, 17 homes sold in the Red Leaf neighborhood at an average price per square foot of $145 and an average of 93 days on the market with a median number of 85 days on the market. 4 were sold as foreclosures and 3 were considered a short sale.

The Red Leaf neighborhood is located within walking distance of both the Paul Derda Recreation Center AND the Broomfield County Commons park. The most common “complaint” that I hear about the Red Leaf neighborhood is the proximity of the homes and the small yards. However, I’ve had buyers who prefer a small yard too so it’s a matter of taste and what your needs are when buying a home.

In 2008, 27 homes sold in the Red Leaf neighborhood at an average price per square foot of $163 and an average of 71 days on the market with a median number of 28 days on the market. Keep in mind that throughout 2008 many of the homes still sold in Red Leaf were brand new and sold directly by builder.

In 2007, 27 homes sold in the Red Leaf neighborhood at an average price per square foot of $155 and an average of 56 days on the market with a median number of 41 days on the market. There were 3 foreclosures sold in 2007.

Unfortunately the HOA has been featured prominently in the news recently for an alleged theft the occurred by an employee. You can follow the articles in the Broomfield Enterprise here.

As a Denver area real estate agent I'm intensely devoted to my home buyers and sellers; fighting for you every step of the way for the VERY best results. I'm definitely not your "typical" salesperson. I probably won't remember to ask about your kids' ages or how long you've lived in Colorado. I don't engage in small talk just so you'll think I'm nifty and hire me. What I ALWAYS remember however, is who I am working for - and that's YOU. I'm on YOUR side; I take my responsibilities as your agent very seriously and will work my brains out for you. So if you're looking for the kind of real estate agent who always remembers to say "good morning" or asks about the little ones soccer game then you should move along - I'm too cranky for you. But if you're looking for the kind of real estate agent who will fight like crazy to help you, then you've come to the right place. And when I'm not helping clients I'm usually walking dogs at the shelter, training at the gym, or watching Star Trek re-runs on Netflix.
