Your House Isn’t Selling Because No One Can Find It – Week 4

This post is the 4th in my summer long series about why your house isn’t selling. And it’s not the typical
“you should mow your lawn, please” advice because you can get that anywhere on the Internet, or from any real estate professional. I’m going to give you what you won’t get anywhere else; the hard truth. So welcome to “Why your house isn’t selling: The Ugly Truth.” Once a week, throughout the summer, every Tuesday, I’m going to tell you why your house isn’t selling and it won’t be pretty. You may think I’m crabby and sometimes I am; you may think I’m mean but this series isn’t about being nice, it’s about telling you in a straightforward way why your house isn’t selling. Consider that a lot of folks will tell you what you want to hear – I’m going to tell you the truth even if it’s ugly.

There is a spot on the MLS to insert directions to the property. Tell your agent to use it. And use it well.
I’m seeing more and more agents write in either nothing or the words Map Quest or as I found one yesterday
with nothing but an “M.” It’s lazy, it’s discourteous and it’s preventing people from easily finding your
home. When I’m working with buyers we often see a lot of properties in a day and it’s a tremendous amount
of work to get appointments set up at the right times and in the right areas. If I can just glance at a listing
and be able to approximate where the house is it’s easier to set up a showing AND THEREFORE MORE LIKELY THE SHOWING WILL TAKE PLACE. Last Friday one ever so helpful set of directions sent us off in the complete opposite direction. This isn’t helpful either. Do I really need to be writing this? (Apparently I do.)
