Anthem Ranch, an active adult community, in Broomfield Colorado has released several of their “Classic Models” for sale. The particular model in the video is the Copper Model which consists of 1,805 square feet, 2 bedrooms + smart space, 2 bathrooms, spacious kitchen, great room, optional deck, dining room and 2-car garage.

Homes will be available in August and September and will be priced mostly in the lower $300’s.

The Anthem Ranch community is located southwest of I-25 and Highway 7 or if you prefer, just drive north on Lowell (after 120th) past 144th and when you come to the 4-way stop with the metal buffalo statutes, continue straight through the intersection (Lowell Blvd. and Sheridan Pkwy.) and after the bridge you’ll see the community straight ahead.

The entire Anthem development consists of 2,659 square acres (about 4 square miles) and has 9 different floor plans for the Ranch (active adult) and for Highlands (non age restricted), six 2-story plus 2 ranch style plans.

Anthem Ranch also has a rec center, the Aspen Lodge. 30,000 square feet with indoor walking track, indoor swimming pool, tennis courts, bocce ball courts, outdoor pool, billiards, multi-purpose room, fitness center with aerobic and weight equipment, fitness classes and a full time, on-site Lifestyle Director. Membership to the rec center is included in your monthly HOA fees which are $137 per month.

Each Anthem Ranch home comes with BOTH a front and rear yard landscape package at no extra charge!

Homes will be available this summer and will be priced in the upper $200’s to lower $300’s.

On to the the Arapahoe tour!

Realtors often choose niche markets in which to specialize. Jackie Youngblood in Florida specializes in “naked real estate.” Before you get too excited I meant that she specializes in “Clothing Optional and Nudist Resorts” in Pasco County, Florida.

I suspect there is not a big call for that in Colorado. And even if there is, don’t expect me to go and find it for you! Not that there’s anything wrong with that - I kinda had to say that, didn’t I - I’m about as free market as they come - it’s just not my niche.

I do specialize in the Broomfield area however and in higher priced homes - I am just starting a video collection of “Skinny Mini Walking Tours” and have covered Anthem Ranch and The Reserve at the Broadlands so far, if you’d like to take a peek in those homes from the comfort of your own home.

Yesterday in Broomfield real estate, 5 homes were listed for sale, with asking prices between $160,000 - $510,000 in the Broomfield Heights (Lender Owned), Brandywine, Redleaf, and Aspen Creek neighborhoods. (One home in Red Leaf is the builder’s model so it’s completely tricked out!!)

If you thought all real estate was soft right now you thought wrong. The luxury real estate market is going gangbusters.

The theory is, a luxury, or 2nd home, is like owning fine art and it is an issue of prestige.

In fact you may want to take a look at this “cute” little property - a mere 62,000 square foot bungalow in Florida which fronts to, well, the ocean. It features 17 bedrooms, 15 full bathrooms and 8 half baths.

Or perhaps you’d like to pick up one of Tommy Hilfiger’s homes for a mere $27.9 million. Although if you’re concerned about size it only has 7 bedrooms and 9 full bathrooms.

While I am completely unaware of any $30 million homes in Broomfield, we definitely have some gorgeous new home communities in the Broadlands, Country Estates, Wildgrass, and Spruce Meadows among others.

Not surprisingly this question comes up a lot these days.

Some buyers are still on the fence and waiting for the “bottom of the market.”

This can be a dangerous proposition especially if you’re just looking for a new family home. Keep in mind that the average home price in Broomfield increased by 4% last year. Despite reports of “plummeting” home prices on the news, note that the data is highly localized and yet is being presented as if it were a widespread problem.

In other words, Broomfield prices, on average, may not get any lower. Or they may. I don’t know. If I did know, Wall Street and the like would be paying me gobs and gobs of money. Overall, Broomfield real estate has weathered the storm quite well and my guess is, it will continue to do so.

If your news watching has convinced you that things will get so bad, you’ll soon be able to buy a home for pennies on the dollar, or even at largely discounted prices, that I can assure you, will NOT happen.

Broomfield currently has about 15 homes for sale that are lender owned, ranging in price from $170,000-$610,000. That obviously isn’t a lot of houses, but you can definitely find a decent deal among many of these.

I have a Realtor friend who is closing on a lender owned home in the Broadlands today for her and her family. The home once sold for over $1 million dollars and her family picked it up for around $800,000. Again, if you think these deals are aplenty they’re not, but if you’re on the lookout, and are ready to move on a property quickly, you may scoop up a great deal.

If you’re buying a home for yourself some more important questions to ask about the current real estate market are:

1. What is your current financial situation? Can you afford to buy a home? How much can you comfortably afford to buy?

2. What is your credit score? The better your credit score, the lower your interest rate.

3. How much of a down payment can you come up with? You’ll need to be more mindful of this now that credit is not as available as it once was. If you need to get Private Mortgage Insurance it’s still tax deductible.

4. What is your current living situation? Do you have a home you need to sell or are you willing to turn it into an investment and rent it out, or sell it to someone on a “lease to own” option?
