BRANDYWINE QUICK FACTS: Adams 12 5-star school district (Mountain View Elementary, Westlake Middle, Legacy High) / Built in the 1990’s / No HOA / Highest sold price 2014: $330,000
The Brandywine lifestyle
History:Built in the 1980’s and 1990’s
Housing: Brandywine is one of Broomfield’s most affordable neighborhoods where you can get a lot of home for your money and large yards along with no HOA! Park your camper or your jet skis here without worrying about all those rules you’ll find in other neighborhoods. Not surprisingly, homes here are selling very quickly at this time! Homes range anywhere from about 1,500 square feet to well over 3,000 square feet and usually have anywhere from 3 to 5 bedrooms depending on the size of the home. In 2014, home sale prices have ranged from $252,000 to $325,000 and most of those homes went under contract in less than 2 weeks.
Family Fitness:Brandywine is ideally located to take advantage of all sorts of outdoor activities and fitness opportunities! On the north side of the neighborhood it’s right across the street from the Tom Frost Reservoir where there’s a walking trail that surrounds a small lake where you can even fish or just enjoy a serene nature walk. And of course just up the street from that is the Paul Derda Rec Center. On the south-east side of the neighborhood, right across the street, is the Metzger Family Farm Open Space with walking trails that lead into the Big Dry Creek trail, picnic pavilions, and a small fishing pond. The massive Boulder County Commons park is also very close to the Brandywine neighborhood.
According to a recent survey by qazzoo.com a whopping 42% of home buyers complained about a “lack of timely follow up by the real estate agent.” I can promise you, that will NEVER happen with me! I return phone calls and emails 7 days a week.
Restaurants and Shopping: The Chico’s Mexican restaurant about a block north of the neighborhood is a popular destination for Brandywine residents. There’s also a Dominoes Pizza in the small shopping center just to the east of the neighborhood. A very short drive east on Midway Blvd is another small shopping center with the 3 Chicks Restaurant and a Sonic Drive In.
