I’ve watched this happen so many times now I need to comment on it. Yes, your remodeled kitchen and bathrooms look great! And buyers love them. BUT your furnace and/or hot water heater are 20 years old. Yikes. I know it’s way more fun to pick out granite counter tops but if your furnace and even your hot water heater are 15+ years old buyers will balk, and it will cost you. Shave a few thousand off the kitchen and bathroom remodel and replace the furnace. It looks SO good in the MLS description when it says “brand new furnace” or “brand new hot water heater.” Then when your buyers have their inspection, and their inspector notes on the report that the furnace is brand new – everybody is happy! You won’t regret it. I promise.
